An assignation is one of the ways in which a lease can be  transferred or ‘signed over’ from the current tenant to a new occupier. The correct legal procedures must be followed and the consent and involvement of the landlord is often required.

After an assignation has taken place, all the rights and responsibilities of the original tenant pass to the new tenant (the assignee). The original tenant no longer has any contract or any rights or any responsibilities relating to the property. This arrangement different from a sub-let, where the original tenant agrees the let the property to a third party. The existing tenant retains their existing lease and becomes landlord to the new sub-tenant.
